Architectural Impact provides a full range of services for our commercial and retail clients. We have extensive experience documenting existing retail and commercial spaces for marketing drawings and prospective tenant test fits. We have worked with both tenants and landlords in the preparation of construction documents for the completed tenant space occupation.
Architectural Impact was hired to renovate at three-story Victorian Style residential home into luxurious office suites. Working closely with the owner, we were able to modernize the building, located on historic Livingston Avenue in New Brunswick, into 11 individual offices. Each floor has its own kitchenette, and a common use conference room was created on the first floor.
All toilet rooms were brought up to the current code and a barrier free lift was installed to provide access from the parking lot to the first floor. The basement was renovated to provide additional storage for the tenants. All work was carefully tailored and designed at the request of the owner, to respect and maintain the charm of the Victorian style.
Architectural Impact teamed with Kulayan Interior Design, LLC to select all exterior paint colors and all interior floor finishes, lighting, and design accessories to bring the new into the old. The project was successfully completed in 2022. Photos by Tom Biondi.
Architectural Impact was tasked by the Property Manager with converting an existing Barnes and Noble into three new retail spaces. The major space was to be a Trader Joe’s. Working with our team of engineers, we were able to modify the existing structure and remove and reconfigure the existing facades. What was created was a new facade and interior shell that fit the Trader Joe’s brand and space needs. The store opened successfully in late October of 2017.
We were hired by the landlord of this retail mall to prepare an empty unleased space for the arrival of a new Dollar Tree. In addition to preparations and work on the interior including walls, a new storefront and the required utilities, we were responsible for the design of the façade for the Dollar Tree logo and signage. The store is now open and serving the residents of Washington Township and the surrounding areas.
A vacant deli that was once a gas station, our client wanted to make the case to Domino’s that it would be a great location for a new franchise. Using photos of the existing site as a starting point, Architectural Impact was able to create photo realistic renderings of the old deli re-imagined as a stand alone Domino’s. These renderings were shown to the client to assist in closing the deal.
